General terms and conditions of business
1. Liability of guests
1.1 Guests are liable for any damage or loss caused to the holiday apartment, its furnishings or other facilities provided during their stay.
1.2 Guests are responsible for the cost of replacing lost keys or damaged locks.
1.3 Guests are liable for any additional charges resulting from exceeding the check-out time or delaying cleaning.
2. Obligation to report damage
2.1. Any damage to the holiday apartment must be reported immediately to the landlord or the relevant administration.
3. Registration of guests
3.1 Guests must complete a registration form prior to check-in and present valid identification if required.
4. Prohibited uses
4.1 Parties and events are strictly prohibited in the holiday apartment.
Failure to comply will result in a €250 penalty fee, plus the cost of additional cleaning, repairs, and any damage. The landlord reserves the right to vacate the property immediately and without refund if this rule is violated.
4.2 Smoking is strictly prohibited in any interior of the holiday apartment.
Violations will result in a €300 penalty fee, plus the cost of additional cleaning, odor removal, and any damage. Smoking is permitted only outdoors. The landlord reserves the right to immediately vacate the property without refund in the event of repeated or serious violations of the smoking ban.
4.1. Commercial photography or videography in the holiday apartment is only permitted with the prior written consent of the landlord.
4.2 Illegal activities of any kind are strictly prohibited.
5. Restrictions for bookings at the guest's place of residence
5.1 Guests are not permitted to make reservations within their own place of residence.
5.2. If a booking is nevertheless made at the guest's place of residence, the guest is obliged to contact the landlord in advance.
6. Special equipment (baby bed & high chair)
6.1. A baby cot and a high chair are available upon request.
6.2 The request must be made in good time and additional fees will apply.
7. Compliance with the Terms and Conditions & House Rules
7.1. By booking, guests accept the general terms and conditions and the house rules.
7.2. A violation of the Terms and Conditions or the House Rules may result in immediate cancellation of the reservation and eviction from the accommodation without refund.
8. Cancellation conditions
8.1. General bookings (up to 27 nights)
Cancellations made up to 14 days before the scheduled arrival date: full refund of the booking amount.
Cancellations between 13 and 7 days before arrival: 50% refund.
Cancellations less than 7 days before arrival: no refund.
8.2. Long-term bookings (from 28 nights)
Cancellations up to 28 days before the scheduled arrival date: full refund.
Cancellations between 27 and 14 days before arrival: 50% refund.
Cancellations less than 14 days before arrival: no refund.
9. Landlord’s exclusion of liability
9.1 The landlord assumes no liability for: injuries or health impairments of guests during their stay, loss or damage to guests' personal property, damage or inconvenience caused by force majeure, natural disasters or unforeseeable events.
9.2. The use of the facilities provided is at the guests' own risk. The landlord is not liable for any accidents or damage resulting from this.
9.3. Internet Use: If Wi-Fi is provided, use is permitted solely for lawful purposes. Guests are liable for any violations of copyright or other legal regulations committed via the provided internet access.
10. Other provisions
10.1 The holiday apartment may only be used by the number of people specified in the booking. Subletting or sharing is not permitted.
10.2 Pets are only permitted with the prior approval of the landlord and an additional fee may apply.
10.3 The house rules must be observed.
House rules
Check-in und Check-out
Check-in is from 4:00 p.m., check-out is at 11:00 a.m. at the latest.
Early check-in or late check-out is possible upon prior arrangement and subject to availability. Fees may apply.
Guests are liable for any costs incurred if check-out time is exceeded or cleaning is delayed.
Rest periods
During the week from 10 p.m. to 8 a.m.
On weekends from 10pm to 10am.
Rest periods must be observed.

We attach great importance to our guests treating the holiday apartment with care and respect. Please treat furnishings, decorations, and technical equipment with care. Additional cleaning and repair costs may apply in the event of excessive dirt or damage.
Smoke and noise regulations
Smoking is only permitted on the terraces with the door closed or outside the building.
Parties and events are not permitted.
Violations will result in a fee of €250 plus cleaning and repair costs.
Number of guests
Exceeding the number of guests stated in the reservation is not permitted and will result in a fee of €50 per night for each unauthorized guest.
Pets
Pets may be allowed (prior request required).
Violations of animal policies may result in additional cleaning fees.
